The main factors to look at when choosing tenants are: Credit Score, Eviction History, Background Check, Landlord & Employer References, and Income-to-Rent Ratio (3x) . You need to let the prospective tenant know that you will not be selecting their application by sending them an adverse action letter .

A Lead-Based Paint Disclosure must be signed by all applicants and returned with your rental applications. The EPA also requires that the pamphlet, “Protect Your Family From Lead in Your Home” be made available when renting or selling houses constructed before 1978.
